Rhodes Properties & Development offers a 5-2-1 warranty as required by the Louisiana New Home Warranty Act.

Five Years

Five years following the warranty commencement date, the home will be free from major structural defects due to non-compliance with the building standards or due to other defects in material or workmanship not regulated by building standards.

Two Years

Two years following the warranty commencement date, the plumbing, electrical, heating, cooling and ventilating systems exclusive of any appliance fixture, and equipment will be free from any defect due to non-compliance with the building standards or due to other defects in material or workmanship not regulated by building standards.

One Year

One year following the warranty commencement date, the home will be free from any defect due to noncompliance with the building standards or due to other defects in materials or workmanship not regulated by building standards.

What type of warranty does my home have?

  1. Rhodes Properties and Development new construction homes are covered under the Louisiana New Home Warranty Act. Please submit all claims using one the listed methods.
  2. If you purchased an existing home that a Rhodes Realty REALTOR ® sold, the details of any warranties expressed or implied for that sale are different for each home. Please get with your REALTOR ® for more information.
  3. If you purchased a new construction home not built by Rhodes Properties & Development that a Rhodes Realty REALTOR ®  sold, warranty claims must go through the builder of record. Please get with your REALTOR ® for more information.

The New Home Warranty Act is a part of Louisiana Legislation and Law that gives reassurance to new home buyers on the quality and craftsmanship of a new construction home. The New Home Warranty Act (NHWA) is the exclusive remedy for construction defects between the builder and the homeowner. It is a tradeoff whereby the builder provides certain warranties remedying and repairing defects in the home in exchange for limitations on such warranties. The warranty only covers actual physical damage to the home as set forth in the NHWA. 

All licensed builders in the State of Louisiana are required to adhere to the New Home Warranty Act on all New Construction Homes built in the State of Louisiana.

Yes, all aspects of the New Home Warranty transfer between owners for the entire duration of the New Home Warranty. 

  1. One year following the warranty commencement date, the home will be free from any defect due to noncompliance with the building standards or due to other defects in materials or workmanship not regulated by building standards.

The New Home Warranty period begins on either the date of Act Of Sale or the date of occupancy, whichever is sooner.

A member of Team RP will contact you within 2 business days of submission. If you have not been contacted in that timeframe, please call our office at 318-238-3733.

We aim to handle all Warranty Repairs within two weeks of submission, but each repair is different, particularly those involving materials that must be reordered, etc.

Unfortunately, all repairs are not covered by New Home Warranties. To help our clients, we will gladly help you contact service providers in your area to help you complete your repair. The cost of these repairs will be the responsibility of the owner and be handled directly by the contracted service provider. 

No, the owner must allow the builder to respond and remedy all claims to the New Home Warranty. Any fees related to services rendered outside of the builder will be the responsibility of the owner.

No, these items are not covered by the New Home Warranty. These items (and their maintenance) become the sole responsibility of the homeowner at the Act of Sale.

Homeowner’s Insurance covers loss from specific incidents like fire, hurricane, weather, acts of God, and vandalism. The New Home Warranty only covers defects related to construction. 

Lack of maintenance and care for items can lead to damage to appliances, fixtures, and mechanical items; this damage can void the New Home Warranty and/or Manufacturer’s Warranty. It is important to schedule maintenance regularly.

No, these items are not covered by the New Home Warranty. Although these items aren’t covered by the New Home Warranty, most of these items come with a manufacturer’s warranty. Owner manuals, which include warranty information, are usually left in a kitchen drawer, but if you cannot find that information, please contact us and we will assist.
